The Price Is Not Always Right
The highest offer isn't always the best offer. Terms, contingencies, and buyer qualifications all shape what a deal actually looks like once you get past the number on the page. As investor-operators ourselves, we know how to read a contract the way a fellow investor would — we look past the sticker price to find the offer that actually closes, on your terms.
Negotiating To Win
We negotiate every contract the way we'd negotiate on our own properties: directly, honestly, and with your bottom line as the priority. That means straight answers, real numbers, and a team that keeps the buyer engaged without ever losing sight of what's best for you.
The Initial Agreement and Deposit
Once terms are agreed upon, you and the buyer sign the Purchase Agreement, and the buyer places a deposit into escrow. Escrow is handled by a neutral third party — a title company or attorney — that holds and distributes all funds tied to the sale until closing.
Requirements vary by state, but most binding agreements call for consideration: a buyer's deposit held in escrow until contingencies in the Purchase Agreement are met.
A few ways we keep the process moving:
- Everything in writing. Counter-offers, verbal agreements, addendums — all of it gets documented and signed by both parties. We draft the paperwork and make sure everyone has a copy, no exceptions.
- On schedule, every time. Contingency timelines matter. Staying on track keeps both parties out of breach and keeps the deal moving forward. We track every deadline and keep you a step ahead, so nothing falls through the cracks.

Tips For Selling Your Home

Give Your House a Deep Clean
First impressions mean everything. Before listing, give your home a true deep clean, toilets, surfaces, floors, rugs, bathrooms, all of it. If you can, bring in the professionals to get it in the best shape possible.

Declutter The Home
A clutter-free home lets buyers focus on the property itself, not the piles of mail or laundry sitting around. Buyers want to picture their own belongings in your space, not fight the urge to tidy up first. Decluttering and organizing pays off.
Call a Handyman
Take care of anything that needs fixing before you list. When buyers walk through a home that's clearly been maintained, it gives them confidence and peace of mind, and that confidence shows up in your final sale price.
