Closing The Deal

A few housekeeping items stand between you and the keys.

Moving In

Some celebrate with champagne, some just breathe a sigh of relief that the deal is done. Either way, a few housekeeping items stand between you and the keys.

Final Walk-Through Inspection

The final walk-through is your last chance to inspect the property before it's officially yours. By this point, every contingency in the Purchase Agreement should be satisfied and all of the seller's belongings cleared out. As investor-operators ourselves, we know this step matters, it's your last opportunity to confirm the property is exactly as promised before you close. The final walk-through typically happens the day before or the day of closing.

Closing

Once you're satisfied with the walk-through, it's time to close. You, the seller, and the closing agent will sign the settlement agreement, a document that details every financial transaction in the process to confirm accuracy down to the dollar. No surprises, no unclear fees, just straight numbers, the same standard we hold ourselves to at Caria.

You'll sign your loan documents and deposit the balance of your down payment and closing costs into escrow. If you're bringing funds to the table, you have two options: a certified bank check for the amount specified in the settlement statement, or an electronic wire to the escrow account.

Once everything is signed and funded, the deed gets recorded at the County Recorder's office, and the property is officially yours.

Tips For Buying The Perfect Home

Don’t Max Out Your Budget icon

Don’t Max Out Your Budget

Just because you're approved for a certain amount doesn't mean you should spend it all on the purchase price. Set money aside for closing costs, taxes, and the repairs or upgrades that come with owning rental property.

Know the Submarket

Every Atlanta neighborhood performs differently for rental investors. Understand the local rent comps, tenant demand, and proximity to schools, shopping, and transit before you commit.

Never Skip the Inspection

A thorough inspection protects your investment. It surfaces issues you won't catch on your own and gives you the full picture before you close, not after.

Pre-Approved icon

Get Pre-Approved

Pre-approval tells sellers you're a serious buyer ready to move, not just kicking tires. It's the first real step toward closing your next deal.

What Price Range Can I Afford?

Resources For Atlanta Home Buyers

The journey to homeownership starts by understanding how much you can afford. One major thing to consider is your down payment, if any. Many consumers believe it's impossible to buy a home without at least 20 percent down. But thanks to various government-sponsored programs, many people can now buy a house with as little as 3.5 percent toward a down payment. Veterans of the U.S. military have zero-down programs available.
